Who would have guessed the a dead end street named Purves would be the hottest development block in Long Island City. Now the 550-foot-long stretch is welcoming its tallest and best designed building yet at
44-28 Purves Street. Penned by the award-winning architecture practice, FXFOWLE, the 266,000 square-foot building will accommodate 270 market-rate apartments with enviable views of the Manhattan skyline and Queens. The 33-story, 374-foot tall tower topped off in September and completion is expected in fall 2017.
According to FXFOWLE’s project page, “The design is inspired by the neighborhood's original industrial heritage.” The slender, slab-shaped mass is perched on a low podium, and is clad in broad bands of glass bookended by opaque, copper-colored panels. The project’s irregularly-shaped lot provides frontages on 44th Drive and Thomson Avenue, and some commercial space will occupy its ground level.
The project’s developers, Brause Realty and the Gotham Organization, sought to combine the gritty industrial feel and history of Long Island City with the modern luxuries of a state-of-the-art residential building. Banking on LIC’s easy commute into Midtown, apartments will be geared toward smaller household sizes. The units will range from studios to two-bedrooms, and average between 600 and 1,200 square feet in area.
The building will offer 26,300 square feet of indoor and outdoor amenity spaces which will include a communal living room, an outdoor movie screening area, a roof deck with a V-shaped swimming pool, a private party room, a fitness center and a sky lounge. A double-height lobby will be adorned with graffiti salvaged from the site and there will be a 75-car parking garage below grade. The project is being designed to achieve both LEED Silver certification and feng shui certification.
