It has not even been two years since the Midtown East rezoning plan passed to allow for new office space development, but developers and designers already have grand plans in the works. New supertall One Vanderbilt is on the rise and has been described as “Midtown East’s most cutting-edge office tower.” Earlier this spring, Vornado Realty Trust and Rudin Management discussed a joint venture to build a new supertall on their respective properties at 350 Park Avenue and 40 East 52nd Street. More recently, new renderings and information have been revealed for a possible new office tower for 350 Park Avenue.

According to a leaked brochure, the building’s suggested height of 1,450 feet would put it higher than One Vanderbilt, but still in the shadow of 432 Park Avenue and Harry Macklowe’s proposed Tower Fifth. Multiple setbacks would be in keeping with the zoning and allow for several outdoor terraces with spectacular views further enhanced by bay windows.
The proposed tower would contain 1.68 million square feet of office space and over 50,000 square feet of amenities, which would start on the ground floor with an executive port cochere and arts club. High-floor offerings are said to include a sports club, auditorium, two dining rooms—one all-day, one fine dining—and a 53rd floor Sky Terrace and Sky Lounge.

As spectacular as the plans for the new tower sound, they all hinge on it actually rising. Plans have not been filed for a new building or the demolition of the old at 530 Park Avenue. The New York Post emphasized that the joint venture is only in discussions, and that both firms could very well choose to revamp their current properties or design separately under the new Midtown East rezoning. Curbed notes that BlackRock, Rudin’s anchor tenant at 40 East 52nd Street is already headed to Hudson Yards. However, demolishing the block-long Emery Roth & Sons-designed building at 350 Park Avenue could prove a tougher sell.
