Development, architecture and planning firm Syndicate has a new mixed-use residential tower in the works in Williamsburg at 329 Broadway. The 175,000 square foot high-rise is set to top out at 16 stories and 195 feet tall. With 63 homes across 59,236 square feet of retail space, the building will feature unique, pinwheel-like floor plans at an average of 950 square feet apiece.
In total, the building will comprise 175,000 square feet. Residences will begin on the sixth floor, with 12,614 square feet of retail space occupying the first two floors, and 24,585 square feet of community facility space for a daycare on floors three through five. The building will also include multiple shared roof decks, parking spaces for 109 cars, and storage.
Juda Klein of Parkview Management purchased the site in 2013 for $4.7 million, tapping Byron Russell of Syndicate Architecture for design. The team’s innovate zoning plan along with their successful acquisition of air rights from the neighboring church allowed for a 94% increase in size for the project. Situated just a block and a half from the J, M, and Z trains at Marcy Avenue, the building occupies an unbeatable Williamsburg location.
