Construction has officially started for the massive affordable housing project at 3475 Third Avenue in Morrisania, Bronx. We first learned of the building back in 2014 when permits were first filed for a mixed-used 20-story, 102-unit residence that included a community facility. Now, with a rendering posted to the construction site, we get a look at what is planned for the 24,729 square foot lot. OCV Architects are designing the 120-foot-tall building, and with many Bronx projects under their belt, they are certainly not newcomers to the neighborhood. Affordable housing builder Kiumarz Geula is the developer listed on file.

The building will be 141,537 square feet, with over 18 thousand square feet of commercial space and a whopping 24,552 square feet for the community facility. Residential space will encompass an impressive 98,550 square feet, leaving each affordable rental with an average of 966 square feet.
The building will include 47 enclosed parking spaces, bike storage, tenant storage, and a laundry room - all on the cellar level. Additionally, there will be a mail room on the first floor and a community room on the second. There will be either 9 or 10 units per floor, beginning on the 2nd floor. The building is estimated to be complete in 2018.
