In the rapidly evolving Court Square section of Long Island City, a new condominium building designed by architecture firm ODA is moving forward at 22-12 Jackson Avenue. Envisioned by local developers Adam America Real Estate, the block-through site is directly adjacent to another ODA-designed project at 22-22 Jackson, a rental building with 182 units that have just been fully leased.

Last year, The Real Deal reported that Adam America in collaboration with MSD Partners paid $43.5 million for the site, which previously held a taxi garage. It is Adam America's first residential development in Queens. The parcel is directly across from the massive 1.2 million-square-foot redevelopment of the 5Pointz site, and is near several train lines and also MoMA's PS1.
Eran Chen's ODA New York in partnership with Isaac and Stern Architects have planned an 11-story building with 210,000 square feet of floor area and ground floor retail. Building permits were filed this past January, and approved drawings show an H-shaped building footprint with two inner courtyards. The diagrams closely correspond to renderings published on Yual Borochov's website, who served as a project architect on the building.
There will be 175 condominium units in all, with amenities that include a fitness center, children's playroom a rooftop terrace and bicycle storage.
CityRealty's data shows that 50 condominiums are currently listed in the neighborhood with an average price of $1,245 per square foot, and nearly half of the available listings are priced below $1 million.
