The curtain of construction netting has been raised at Hell's Kitchen newest boutique condominium, 318 West 47th Street, presenting a handsome exterior of bluestone bricks, wood, and operable windows. The commercial-turned-residential project located between Eighth and Ninth avenues was formerly a 4-floor building for a theatrical lighting supplier. It was gutted, expanded and refaced, and will soon hold five grand apartment throughout its seven floors.
Shore Assets and PILOT Real Estate Group are the developers of the 10,572-square-foot project, and William Leggio is the architect of record. The building features interiors by Katch I.D. whose approach "emphasizes classic materials that speak to the authentic 'old New York' nature of the neighborhood." The building is an adaptive reuse of the original construction, and uses existing load bearing walls and original wood joists.

The small size of the project with the large size of its residences create a private townhouse feel for this high-end residence, which is in a coveted section of Hell's Kitchen. The full-floor homes are equipped with keyed elevator access and private outdoor spaces. They also feature 7-inch white oak flooring, honed marble in the kitchens and bathrooms, Miele appliances, and Electrolux washers and dryers. Building amenities will include a 24-hour virtual doorman, resident storage, and a bike room. Prices for the homes are expected to start at $2.495 million.
