Many of those New Yorkers hoping to take up residence alongside the High Line will find Lalezarian Properties’ new development, Maestro West Chelsea, much to their satisfaction – 375 people (and their families) to be exact. The 3-building mixed-use residential complex encircles the High Line in a unique configuration, and consists of two 13-story buildings at 507 West 28th Street and one taller 35-story tower at 319 Tenth Avenue. The latter will reign as West Chelsea’s tallest building, topping out at 425 feet and housing 220 units. Combined with the 155 units that the smaller buildings will offer, the entire development will bring 375 new studios, one- and two-bedroom units to the area.

Yesterday, an affordable housing lottery launched for 75 of the development’s units. Households earning 40% or 50% of the area media income can apply, and these two income brackets designate the pricing of residences. Those who fall within the lower income bracket can apply for studios for $596/month, 1-bedroom units for $640/month, and 2-bedroom units for $775/month. Those in the higher income bracket can apply for studios at $754/month, 1-bedrooms at $810/month, and 2-bedrooms at $979/month. The lottery will remain open until October 18th. Leasing for the building's market-rat units will commence later this year.
The complex was designed by Avinash K. Malhotra Architects, all three buildings at Maestro West Chelsea will be completely sheathed in slick, reflective glass. Amenities will include on-site parking, a swimming pool, a fitness center, a resident lounge, and a common roof deck overlooking the High Line. Completion for the development has been slated for this year.
