Ranger Properties is bringing micro-living to Long Island City with its new condominium building at 37-10 Crescent Street. The 60,000 square foot building, dubbed The Lanes, will top out at 6 stories,with a height of 70 feet. Fogarty Finger, the architect for the project, released renderings that depict a modern, lightweight cement board rainscreen exterior with exposed fasteners and a dynamic rhythm of window openings. The micro development is the second of its kind in the city, following Carmel Place at 335 East 37th Street in Kips Bay, which features only studio apartments.
In total, the Lanes will consist of 57 units, ranging from two- to three-bedroom floor plans. The 2-bedroom units will be roughly 490 square feet, and 3-bedrooms will be roughly 735 square feet. The strategic use of a Murphy beds and built-in desks in the bedrooms and drawers under sinks in the kitchens will maximize resident comfort and ease in the tiny living areas. The building also will include no PTACs, a rarity for Long Island City rental living.
Downstairs at The Lanes, residents will be greeted by a double-height lobby with an adjoining ground floor garden. These spaces will enable active socialization for the building’s residents. The Lanes will also host 13,979 square feet for a contracting office. More amenities include a parking lot for 48 vehicles, a roof deck, an elevator, a fitness center, and a bike room. Expected completion has been set for early 2017.
