Carroll Garden's new blue-stone-clad condominium, 345 Carroll Street is drawing closer to completion with only two units remaining on the market. Fred Wilpon's Sterling Equities picked up the property located between between Hoyt and Bond streets in 2013 for $12.5 million, and demolished the Regency Cart building shortly thereafter. Architecture firm Gluck+ has been tapped for the design which provides for a four-and-a-half story, 32-unit infill condo building sheathed in an opulent facing of bluestone. The cool texture and the insertion of large bay windows brings modern elegance to the block while still harmonizing with its red-brick and brownstone neighbors. The Daily News reported that the selection of bluestone is “a nod to the sidewalk granite that puts the spring in the steps of brownstone Brooklynites.”
A live feed on the building's official website shows that the facade is nearing completion. The setback fifth and final floors hosting the building's eight penthouse have yet to receive their metallic skins. The roof will eventually feature common and private terraces with gracious views over cozy Brooklyn.
All but two of 345 Carroll’s 32 homes are now in contract. What remains is #3F, a 2-bed / 2-bath, 1,253 square-foot apartment asking for $1.685 million and PHA, a 4-bed / 4-bath, 2,326 square-foot home for $3,805,000. Closings have yet to begin but the asking prices for the in contract one-bedroom units started at $1,500,000; the seven 2-bedrooms started from $1,645,000; thirteen 3-bedrooms from $2,050,000; and six 4-bedrooms from $2,980,000.
