DUMBO, the former factory district with a funny name has swiftly become Brooklyn's premier neighborhood for residents in search of luxury and leisure. Solid manufacturing buildings that birthed the cardboard box and Brillo have lent themselves to artists, then residents who covet the cinematic streets and jumbo-sized views of the Manhattan skyline. While the neighborhood is now fully upscale, most of its blocks retain an anachronistic feel -- a 2007-designated historic district ensures this. Just outside the district, a glaring, full-block property at 85 Jay Street has drawn curiosity and concern over the decades, but finally, redevelopment plans have been fully revealed.
The sizeable 1.1-million-square-foot development will be named Front and York. According to a press release from today, the complex will offer a combination of condominium and rental residences coupled with one of the most comprehensive amenity packages in Brooklyn. As construction permits have shown, Morris Adjmi is steering the design. A pair of renderings produced by Williams York give us a final look at the exterior - one showing the Jay Street elevation and the other a bird's-eye view from the southeast showing the building's relationship to the neighborhood and Manhattan.

Embodying a conservative industrial aesthetic, Adjmi authored a gridded facade of multi-pane windows and bold lines said to have been inspired by the neighborhood's historic warehouse architecture and Belgian-block streets. The project is anchored by a pair of offset towers standing 21 floors high that will offer river and Manhattan skyline views to upper levels. Thankfully, much ground-level retail will be provided and the storefront levels will present a series of arches inspired by the spandrels of the Manhattan Bridge. Furthermore, the release notes that extra-wide, tree-lined sidewalks will front the buildings, aimed to create a vibrant, plaza-like experience for the neighborhood.
Front & York will be one of the few full-service luxury offerings in the neighborhoods due to a dearth of large development sites in the area. The development team, a partnership between CIM Group and LIVWRK picked up the three-acre lot from the Jehovah’s Witnesses in 2016 for $345 million. Sales are to launch later this year and will consist of one- to four-bedroom homes. Amenities will include a rooftop pool, a sprawling roof deck, a too-big parking garage, and a central courtyard. The area is served by the F, A/C subway lines and NYC Ferry runs service from Fulton Landing.
