Fortis Property Group’s 1 Seaport is rising as the first large all-glass residential building along the East River waterfront at 161 Maiden Lane. As CityRealty reported in July, the FiDi building was wrapping up foundation work, and it has now begun its 670-foot climb into the downtown skyline. Upon expected completion in 2018, the building will comprise 170,000 square feet, featuring 80 condominiums across 60 floors. Designed by Goldstein, Hill & West, the slender, sheer tower has been dubbed “a modern lighthouse” with its clear and unrivaled exposures on three sides.

There are currently nine apartments for sale at 1 Seaport: three 1-bedroom units starting from $1.885 million, two 2-bedroom units starting from $2.845 million, a 2-bedroom duplex priced at 4.6 million, two 3-bedroom units starting from $6.995 million, and a 4-bedroom penthouse priced at $17 million.
Groves & Co. has been tapped to design 1 Seaport's luxurious interior public and private spaces. Inside, residences will feature hand-stained oak flooring, floor-to-ceiling triple-paned glass walls, and up to 11-foot ceilings. Open kitchens will feature custom walnut cabinetry, concealed pulls, Calacatta Gold inlays and illuminated marble backsplashes, and Gaggenau appliances. Master baths will include gray limestone walls, custom walnut vanities, freestanding tubs, and walnut-slated shower walls. Nearly all apartments will have exposures in at least two directions, which will be enhanced by the sculptural glass walls.
1 Seaport is set to host a luxurious amenity package, beginning with an elevated, two-story entrance leading into the fully attended lobby. The reception desk will be sheathed in sculptural Calacatta Gold marble and framed by metal bronze walls. The space will also feature a 24-hour concierge and a porte cochere valet. A lobby lounge will boast 375 hand-blown sculptural lights, a double-sided fireplace, and an adjoining terrace. The building will also feature a stunning residential spa facility dubbed the Water Club, with a hydrotherapy circuit, a steam room, a teak detailed sauna, custom chaise lounges, and 360-degree views of the harbor. The fitness center will sheathed in floor-to-ceiling glass and host spin, yoga, and training studios. An exclusive partnership with FitLore will offer residents access to a fitness concierge, on-call spin and training sessions, and a la carte private culinary servicecs with personal meal delivery and in-home chefs.
The building is not alone in its climb into the skyline; the adjacent Marriott AC Hotel has also risen out of the ground next door. Developed by Pizzarotti-IBC and designed by Peter Poon Architects, the tower will top out at 33 stories and 341 feet.
