Rybak’s new ground-up development, The VUE Condominium at 1809 Emmons Avenue, is a game-changing addition to Brooklyn’s Sheepshead Bay neighborhood. The building is expected to be South Brooklyn’s very first LEED-certified green building, boasting energy efficient equipment and a top-notch air filtration system. Sergey Rybak and Jason Reznik purchased the property in 2014 for $13 million, which previously hosted the El Greco Diner, a neighborhood icon. Rybak is giving back where it has taken away, however, with an exciting design featuring a public plaza and retail tenants.
The firm tapped local Zproekt to design the 8-story, 175,000-square-foot structure that boasts a dynamic facade of ground-level diagonall beams, and an assorted facade for the residential building highlighted by balconies and red accents. Altogether, the building will host 58 finely-appointed condominiums, 26,000 square feet of retail, two commercial office units, and a 9,000-square-foot plaza.
Now, sales have officially launched at the building and nearly half of its 58 units are in contract. Only two apartments are currently on the market; one 2-bedroom penthouse priced at $1.082 million, and one 3-bedroom unit for $1.098 million. The building features ten units per floor on floors two through six, and eight on the seventh floor.
Residences feature handcrafted European Oak wide-plank hardwood flooring and are all equipped with private balconies offering gorgeous views of the inlet, ocean and New York City. Premier Scavolini kitchens include microwaves, paneled dishwashers, refrigerators, and gas range ovens by Viking appliances, as well as innovative Delta Touch faucet technology. Baths are complete with Toto fixtures and hand-selected porcelain tiles.
The building features poured-in-place concrete walls and a dual insulation system that ensure longevity and durability. YKK AP America, a leading manufacturer in high-rise glass façade systems, constructed the building’s glass curtain wall. The VUE also features a ¼-inch thick triple pane glass window system that substantially reduces outdoor noise. Concrete diagonal bracing flourishes the building’s glass-sheathed base, and a rhythm of balconies and setbacks define the upper part of the building.
The VUE’s amenity package does not disappoint. The grand lobby features LED backlit opaque glass walls, decorative natural wood millwork, a luxurious seating area, a doorman, and a 24-hour video security system. The building also boasts a gorgeous rooftop sky deck, complete with a salt-water heated swimming pool, lounge chairs, sofas, sun-beds, outdoor showers, and dining tables. The development’s 9,000-square-foot plaza features raised planters, ambiance lighting, and bicycle parking. The VUE also includes on-site parking garage for 134 cars. Completion for the development has been slated for June 2017.
