“It’s more than real estate development. It’s community development,” is the motto for a massive mixed-use residential and retail project coming to Coney Island: Dubbed Neptune/Sixth, the project will occupy both 626 Sheepshead Road and the length of Neptune Avenue between West 5th and 6th Streets in southern Brooklyn. The retail leasing team headed by Winick Realty Group recently released new renderings and details of the project, which will ultimately include 576 rental apartments and more than 250,000 square feet of retail and commercial space.
Phase 1 of the project is now under construction at 626 Sheepshead Bay Road, set to top out at 7 stories and host 161,000 square feet of retail, office, medical, and parking space. Highlights of the commercial building will include 18-foot ceilings, outdoor landscaping and seating areas, and over 250 feet of all-glass frontage. Tenants will have opportunities to lease space ranging between 1,129 to over 15,000 square feet. CVS has already leased 11,300 square feet of retail within the avenue's one-story commercial component.
Phases 2 through 4 will rise along Neptune Avenue, with construction beginning this fall.
The expansive site will host the remaining retail, community facility, and parking space (including rooftop parking). At 532 Neptune Avenue, a 40-story, 576-unit residential tower will rise, along with an array of amenities and landscaped outdoor seating areas. No word on whether the units will be rentals or condos but apartment sizes will average of 1,189 square feet apiece.The tower will be the tallest in the area by far, and with a height of more than 460-feet, the building will offer spectacular views of the Coney Island, the ocean, and the New York City skyline.
Development firm Cammeby’s International has tapped S9 Architecture for design and SLCE Architects for executive architecture. Renderings reveal that the buildings will feature shiny, light-orange façades along with many floor-to-ceiling windows. The tall residential tower will connect to the neighboring one-story commercial building with a shiny, curvaceous structure.
Rising alongside Blink Fitness, McDonalds, NetCost Super Market, Dollar Tree, Key Food, and Coney Island, Neptune/Sixth will do much to further the spike development within the community. The project will also stand within a quarter-mile radius of a myriad of transportation options. Completion for Phase 1 of the development has been slated for mid-2017.
