Annabelle Selldorf’s latest East Village condominium building, 347 Bowery, is closer to completion with the shiny zinc skin currently being installed. Developed by Urban Muse, the 13-story building stands on the corner of Bowery and East 3rd Street and features a two-story commercial base below a setback residential tower. Host to a total of four stacked duplexes topped by a crowning triplex penthouse, the building is expected to be complete this year. One unit is for sale in the building, and priced at $7.5 million: Residence 56, a 2,891-square-foot, 3-bed, 3.5-bath duplex.
Once the building is fully clad, the tower will host a bright, shiny zinc façade above a muted light gray Kolumba brick base. Both will feature many windows, and the residences will have corner balconies for optimal outdoor space and views. A gated mews with a courtyard wall of magnolias will welcome residents home and lead them into a fully attended lobby. Above the base will sit a garden designed by landscape architecture firm Oehme van Sweden.

For reference, there are currently 107 homes on the market in the East Village with a median price of $1.795 million, or $1,810 per square foot. The average closing price for a condo in the area this October was $1,482 per square foot, down from last October’s average closing price of $1,521.
