Astoria's The MARX at 34-32 35th Street is nearing completion and has successfully placed all of its 33 units into contract. Despite being named after the acclaimed comedian group, The Marx Brothers, the building sports a serious dark grey-brick exterior with canted windows. Developed by Procida Companies and Kaufman Astoria Studios (which is just across the street, hence the Marx Brothers tribute), the building topped out at seven stories and hosts 33 residences. Design credit goes to Fogarty Finger Architects, who crafted the large, evenly spaced square windows across the façade, which features a subtle interplay of light across angled metal panels.

Modern Spaces handled the sales and prices ranged from $600,000 to upwards of $1 million. Each residence includes floor-to-ceiling windows, hardwood floors, and washer/dryer hookups. Kitchens feature custom Pedini hardwood cabinetry, Caesarstone waterfall countertops, breakfast bars, Hansgrohe faucets, Liebherr integrated refrigerators, and Bosch dishwashers, gas ranges, and microwaves. Baths are lined with ceramic tiles and host custom Pedini hardwood vanities, Caesarstone countertops, Kohler fixtures, hand-held rain head showerheads, and heated towel bars. The MARX won't hold the title of Astoria's newest condo development for long. Just next door at 34-22 35th Street, developer Valyrian Capital has begun construction on a new rental building. Upon completion in 2017, the 65-unit complex will host first-floor retail, a roof deck, a fitness center, a high-ceiling resident’s lounge, a backyard, and parking for 70 cars.
