The 8-story mixed-use building at 2351 Adam Clayton Powell Jr. Boulevard, which is replacing the historic Renaissance Ballroom and Casino, is well underway and has reached its full height. Occupying 115,000 square feet between West 137th and 138th Streets in Harlem, the new development is 80 feet tall and will offer 134 apartment units (20% of them will be marketed as affordable).
The old building had been vacant for decades and was owned by Abyssinian Development Corporation which purchased it over 20 years ago. Originally, they had planned to construct a 14-story condominium tower behind the casino, maintaining its authentic 1920’s facade. However, due to landmarks issues and the economic recession of 2008 those plans were canceled.

Abyssinian then sold the property for $10 million to BRP Development back in May 2014 and are the current owners and developers. In addition to the 134 residential units, plans for the new building include 22,000 square feet of community space, 18,000 square feet of retail space, and a 67-car parking garage. BRP hired GF55 Partners to design the project and, to the disappointment of many local residents, decided not to keep any of the original building. According to developers, the building’s age and condition made it “unsalvageable.”
The new development, named The Renny, is pursuing LEED Silver certification and will include a number of green elements such as solar panels, water saving plumbing systems, an energy-efficient boiler, and a green roof. Completion is slated for 2017.
