A very small segment of the ever-growing and ever-bustling Times Square is about to get a bit brighter. 719 Seventh Avenue is nestled on a 2,000 square foot lot at the southeast corner of West 48th Street and Seventh Avenue. The previously held a three-story retail building covered in conventional canvas advertisements. As 6sqft previously reported, the 10,500 square foot building will feature four stories of retail and adorned with a full LED sign-exterior. According to the retail marketing brochure, every surface that does not feature signage will feature floor-to-ceiling glass and the profitable advertisements emblazoning the exterior will be visible for up to ten blocks north and south along Seventh Avenue. The boutique project's developers are commercial heavyweights SL Green.
SL Green purchased the site for $41.1 million dollars, which breaks down to $5,117 per square foot of the 8,032 square foot interior retail space. Though seemingly staggering, the 150 foot tall LED signage that covers the building will bring in upwards of $1,000 per square foot. The TPG Architecture-designed LED exterior features space for 5 digital displays on its upper and lower levels.
For Times Square, the project is admittedly small in scale, but the 5,000 square-foot array of digital billboards is set to define the small 60-foot building, elevating its stature 150 feet above the busy street. Current construction is being overseen by Pavarini McGovern LLC and is slated to finish by year's end.
