Construction is underway at 91 Leonard Street, a site that sits on the small stretch of Broadway in TriBeCa, where several new large condo projects are rising. In early 2015, developer Toll Brothers City Living paid more than $70 million for the sought-after lots at 351-355 Broadway, which wrap around to 91 Leonard Street. Recent construction photos show the site being prepped for the proposed 19-story, 112-unit residential building, which will reach 210 feet when complete and is designed by Goldstein, Hill & West Architects.

The mixed-used building will span nearly 178,00 square feet, with 147,768 square feet for residential space and over 12,000 for commercial. With 112 units, apartments would average 1,319 square feet, indicative of condos. Permits show a minimum of five apartments on each level and a max of eight - excluding the top three floors which will have two apartments each. The amenities are fitting for the large project and will include a pool, fitness room, screening area, children's playroom, bike storage, courtyard, lounge, and a rooftop terrace.
Over the past few years, several major developers have shown interest in the site, including the former architecture firm Swanke Hayden Connell Architects, which filed for bankruptcy in 2015. Their glass-designed building is a clean and modern reinterpretation of the classic 19th century cast iron exteriors from the TriBeCa neighborhood. With construction currently underway, a new rendering will likely surface in the coming months.
