With AKI Development’s recent launch of the 7-story residential building in Astoria, this otherwise structurally-innocuous building has been garnering interest. Why? Because the 28-unit building, situated at 11-07 Welling Court, has been aptly dubbed Graffiti House for its tasteful homage to the neighborhood’s vibrant street art.
Designed by Architects Studio, the new design boasts a light-colored façade with glass-encased balconies, black-lined windows and a 7th-floor setback. But most importantly, the building stands as a rotating art gallery with visible murals in the elevator, lobby, parking garage, hallways and its street-facing exterior. Among the 19 influential street artists personally commissioned by Garrison Buxton are Caleb Neelon, Cern, Hellbent, Sofia Maldonado, Noah McDonough, CRASH, Chris “Daze” Ellis, Lady Pink, D. Gale, and Rubin; this collaboration, Buxton amicably nicknamed: 'Hallway Hijack'.
But the building isn’t breaking new ground, nor will it stick out among a generic landscape as a ‘sore sight’; it will join other street-art-inspired buildings, like the mini walk-up condo at 1257 DeKalb Ave. in the Bushwick section of Brooklyn or the 44-story rental at 66 Rockwell that opened in 2014. Harris himself revealed that he has plans to add more art-centric developments to the area and Garrison Buxton's Welling Court Mural Project, where each June artists paint or repaint 150 murals throughout the area, will help Graffiti House to seamlessly blend into the unique neighborhood landscape.
Graffti House stands on an idyllic tree-lined street within an energetic community. The neighborhood is renowned for its Greek and Mediterranean fare, the Bohemian Hall and Beer Garden, and Taverna Kyclades. The area has also increasingly become a center for artistic talent, with renowned galleries like Socrates Sculpture Park and Noguchi Museum.
‘The idea for Graffiti House grew out of the neighborhood,’ not vice versa, a recent article by WJS notes. Principal of AKI Development, Brett Harris, has expressed his hopes that 'the building would [become a] part of a burgeoning Astoria waterfront art scene. “We want our residents to enjoy living inside these apartments as much as they enjoy the look and feel of the building,” WJS quoted Harris.
This why, in addition to the art-centric decor, the building also boasts a variety of wonderful amenities, like a light-filled fitness studio with the latest high-tech equipment tailored for every workout, including Peloton Cycles, Matrix Treadmills and Hoist Multi-Function Trainers. The building also features a landscaped and furnished roof deck, complete with an outdoor cinema, a pergola, teak furniture, a stainless steel outdoor kitchen, a custom misting wall, a drinking fountain and views of the East River and Manhattan skyline. More amenities include bicycle storage and a parking garage.
Since the structure topped out last January and move-ins began last month, there are still four available units starting from $2,544/month. Units range from 600 to 900 square feet apiece and a total of six has been designated as affordable according to a post from 6sqft earlier this year. Residences feature floor-to-ceiling windows and warm wood flooring. Custom Italian-crafted kitchens feature Calacatta Caesarstone countertops and backsplashes, Bertazzoni appliances, white lacquered wall cabinets, birch shaker base cabinets, and recessed LED lighting. Spa-like baths host radiant heat flooring, Caesarstone countertops, gris limestone porcelain tiles, oversized glass enclosed rain showers, and recessed mirrored medicine cabinets. Each home is complete with Nest thermostats and washer/dryers, and some will have private balconies.
