As of this writing, CityRealty rental listings show 21,712 availabilities throughout Manhattan, northern Brooklyn, and Long Island City. The average listed monthly rent is $4,812, slightly up from $4,402 in mid-August. Though Manhattan rents increased 10% over the last month, they are down 24% since the start of the pandemic lockdown in March and inventory is up a pearl-clutching 192%. While the number of listings on the market has stabilized in recent weeks, a growing inventory of more expensive apartments sitting on the market has pushed overall neighborhood prices up though individual apartment prices are still inching downward.
The biggest pricing gains month over month were from the city's most expensive neighborhoods, which happened to take the biggest hit during the onset of the pandemic. Fifth Avenue's Gold Coast led the way with a 55% increase in asking rents. The $16,180/month average rent is still 43% less than the neighborhood's $28,317/mo average in March. Other upscale neighborhoods that led the pricing recovery include Carnegie Hill, Tribeca, Central Park West, and NoLita signaling confidence from building managers as high-end renters return from their hideaways.
