The dining sheds are coming down, but one aspect of pandemic life continues to hang over New York: a robust work-from-home or hybrid work model. While an August 2024 study from Avison Young found that Manhattan workers are going to the office 15% more than the rest of the country, data from The City shows that office attendance is still well below pre-pandemic levels.

The Wall Street Journal speculated that industrial-strength air conditioning might entice employees back to the office on hot days, but it is unclear whether this came to pass or was a factor in employees' decisions to go to the office. What is clear, though, is that as the days get more temperate and pleasant, employees are reluctant to come to the office when they could do their work from anywhere, including outside.
Moreover, buyers who made home office space a priority during their search are reluctant to leave it once they have secured it and customized it to their needs and liking. In traditional classic six units, it is not uncommon to use the smaller, less private maid's room off the kitchen as a home office instead of a third bedroom. On a more contemporary note, developer New Empire Corp. incorporated “home office hot spots” with precision millwork and built-in shelving and desks into every unit at its Kips Bay condominium Hendrix House.
Even if one's apartment is not conducive to remote work, the building might very well be. Business centers with conference rooms, printers, and coffee stations have become the norm in new developments, as have lounges with enough square footage to accommodate coworking as well as relaxation space. For some lucky residents, the indoor amenity spaces open directly to courtyards or terraces with the building's Wi-Fi, allowing residents to make video calls and do work outside as well as in.

Iris Tribeca presents a collection of half- and full-floor residences with frameless glass balconies that allow for indoor/outdoor living. Owners who need a change of scenery can take their laptops to a lounge that opens to a landscaped courtyard.
