New York City has 520 miles of waterfront, longer than the shorelines of Miami, Boston, Los Angeles, and San Francisco combined. While a great deal of this coastline is set along the city's numerous estuaries, rivers, and bays; Queens, Brooklyn, and Staten Island have long stretches of oceanfront real estate where most of the city's 14 miles of public beaches can be found. They are open from Memorial Day (or about a month before the public pools traditionally open) to Labor Day and enjoy impressive attendance during this time.
The city began to reclaim the waterfront from commercial enterprises in the early 1930s. It was around this time when Jacob Riis Bathhouse took shape in Rockaway Beach, offering restaurants, a cafeteria, and concession stands to beachgoers. More than 100 years later, developers CBSK Developers, Brooklyn Bazaar and Aulder Capital closed on financing to rehabilitate the project in March 2023.
When work is completed, Jacob Riis Bathhouse will offer a rooftop restaurant, ground-floor restaurants and bars, retailers selling beach supplies, 28 hotel rooms, a catering hall, and event spaces. The Art Deco building's facade, turrets, and windows will also be restored to their former glory.

In the meantime, the city has approved measures to make New York's beaches safer than ever. In May 2024, just before the beaches opened for the year, Mayor Adams announced an agreement with the lifeguards’ union that would pave the way to hire more lifeguards, which in turn would allow greater swimming capacity at the city's beaches and pools. Moreover, in light of recent heat waves and drownings, lifeguards will remain on duty at the beach until 8:00 p.m., or two hours past swimming time. (P.S. Drone patrols haven't lived up to the hype and and have met with opposition from birds.)
Brighton Beach, Manhattan Beach, Coney Island, and Far Rockaway attract visitors from all over New York, some of whom get on the subway with gear in hand and swimsuits under their clothes. But for residents of the following buildings, a day at the beach is a short distance away. Many of these buildings took shape after new building codes were adopted in the wake of Superstorm Sandy; as such, they have incorporated flood mitigation strategies and other resilience measures.

As developer Marcal Group put it, One Sixteen was conceived for those who wish to “live a life combining both city and sea on a daily basis." The building is half a block from the boardwalk and beach, and there is much to offer immediately at hand. All units feature 9-foot ceilings, white oak floors, neutral palettes, and high-quality finishes and fixtures throughout. Some units have private balconies, and all residents have access to amenities like a bike room, on-site parking, private storage, a 1,200-square-foot fitness center, and a 4,600-square-foot landscaped roof terrace with beach views.

The 11-building Arverne View complex dates back to 1974, but underwent a complete reboot in the wake of Superstorm Sandy. One thing that has not changed, though, is the complex’s incredible beach proximity: Residents have private beach access, and it is located in close proximity to New York City’s only surfing areas. Residents also enjoy a robust community with a daycare center, senior center, on-site supermarket, and multiple bike and walking paths.
1515 Surf is located directly adjacent to the iconic Coney Island boardwalk, and the building offers beach lockers among its extensive, resort-style amenity package. The building has an all-electric infrastructure, and all units feature high ceilings, oversized windows, smart locks and thermostats, and in-unit washer/dryer.
Amenities include a fitness center, an indoor basketball and handball court, an outdoor pool, a children's playroom, a pet spa, a game room with pool table and vintage arcade games, and a 20,000-square-foot landscaped private garden.
