Between its rich cultural history, popular restaurants and nightlife, rapidly expanding retail options, and proximity to multiple transportation options, the East Village has emerged as a highly in-demand neighborhood (CityRealty listings show only 117 publicly listed rentals) with new development stretching ever eastward. Locals have decidedly mixed feelings about this: When the Extell Development Company-helmed EVGB was in the works for 510 East 14th Street, locals bemoaned it as a harbinger of gentrification and later got up in arms about a CBGB-themed storefront when Target, the building's retail tenant, opened in July 2018. And yet, when a 24-story building was proposed for the neighborhood earlier this summer, some heralded EVGB as a positive example of new development.
Indeed, architect Beyer Blinder Belle cites the surrounding neighborhood as an inspiration for the low-slung brick building. The design incorporates alternating colors and materials, giving the appearance of several individual buildings linked as one.
In the years since it has opened, EVGB has been in high demand. A lottery for rent-stabilized units in the building took place earlier this summer, but that was for a waitlist to fill current and future vacancies. The small handful of market-rate availabilities starts at $9,295/month for two-beds and $13,462/month for three-beds. All prices are net effective to reflect half a month of free rent on a 13-month lease, and the building is also offering one month OP and a $1,500 American Express gift card with the signing of a lease on the three-bedrooms.
