The landmarked Park Row Building at 15 Park Row, has debuted a new collection of rental apartments on floors that formerly held offices. The 391-foot-tall early skyscraper was finished in1899 as the world’s tallest building and named after its prominent location across from City Hall near the intersection of Park Row and Broadway.
Its design by Robert, Henderson Robertson is notable for its twin, four-story cupolas, and ornate façade adorned by caryatids, fluted pilasters and several sets of elaborately ornamented balconies. Its irregular footprint boasts 24 corners and two light wells and stretches fully through the block to Theater Alley. The Associated Press and the Interborough Rapid Transit Company were among the building's tenants.The building held the world’s tallest title until the now-demolished Singer Building eclipsed it in 1908.

In 1990, the early-steel-framed-tower was designated an official city landmark, and in 2002, the local architect, H. Thomas O’Hara converted 15 floors into 210 rental apartments. The next chapter in its history is the ongoing conversion of its remaining commercial floors (levels 3-8 and 26-27) into 56 new rentals residences, bringing the total unit count to 285. Permit filings from last year also indicate that its two iconic domes will become home to two duplex penthouses. In 2013, the building’s top two floors and both cupolas hit the market raw, for $20 million.
The conversion work, led by Fogarty Finger Architects and the construction management company Promont, will also include upgraded amenities, a renovated lobby and new retail along the ground floor. The redone lobby will feature historic and contemporary details that will include fluted bronze-gold wall panels, coffered ceilings, and mosaic tile floors. Renderings also reveal there will be a new roof deck with expansive views of City Hall Park and beyond. The deck is furnished with private and gathering areas that take full advantage of the building’s many corners.
The leasing team, led by New York Living Solution, is offering one month free on 13-month leases on select apartments. Currently, 15 no-fee units are available throughout the building, a combination of new and renovated units. They range from 487-square-foot-studios for $2,284/mo. to a 1,114-square foot two-bedroom asking $5,995/month. Kitchens have stainless steel appliances and modern cabinetry. Many apartments also have impressive views overlooking City Hall Park.
In addition to its new amenities, 15 Park Row has a full-time doorman, concierge, live-in superintendent, and laundry. The building supremely positioned near 11 train lines, countless restaurants and bars, and the new World Trade Center and its shopping center.
