Leasing has launched at Gemma Gramercy, a new 20-story rental at 200 East 23rd Street. Current availabilities start at $3,900/month for studios, $6,250/month for one-bedrooms, and $7,500/month for two-bedrooms. The prices come in above the Gramercy median rent (per CityRealty listings), but residents can expect significant savings on their utility bills: The building was constructed to Passive House standards, which reduces energy consumption as much as 85%.
Gemma Gramercy is Hill West Architects’ first project built to Passive House standards. A continuous exterior air barrier and the use of Aeroblock in lieu of concrete masonry increase insulation, and triple-glazed windows allow for better energy efficiency and noise reduction. Additional features include conditioned fresh air ducted into all units as well as blower door testing on the exterior envelope to monitor air leakage.
There are fewer Passive House rental buildings than condominiums in New York, but a large number are on the rise. In Brooklyn, construction topped out at 100 Flatbush Avenue, New York's first all-electric tower with a school constructed to Passive House standards, earlier this year. Construction on the first phase of East Harlem’s Sendero Verde was completed in December 2022, and the second is underway. Upon completion, this 750,000-square-foot development will be the largest fully affordable Passive House project in the world.

As recently completed Passive House rentals show, buildings like these are in high demand. There are currently no availabilities at Perch Harlem, the first Passive House rental in Manhattan. Further downtown, there is only a small handful of availabilities at Convivium in Yorkville and Flow Chelsea.

Gemma Gramercy’s address on the corner of Third Avenue and East 23rd Street puts it on the cusp of some of New York’s most in-demand neighborhoods. It is close to some of the most critically acclaimed restaurants in Gramercy and NoMad; it is also located between a Morton Williams and a Trader Joe’s supermarket.
