According to a recent report from RentCafe, Queens was one of the top 10 cities for rental activity in November 2023. Its western neighborhood of Long Island City in particular has proven particularly popular due to its proximity to Manhattan offices, waterfront views, and burgeoning food and entertainment options.
At 71 stories and 737 feet high, Sven is the tallest rental building in Queens and is second only to the recently completed Skyline Tower condominium. The curved tower designed by Handel Architects cradles the landmarked Queens Clock Tower, a former Bank of Manhattan building and an official New York City landmark that recently underwent a complete restoration.
In addition to Sven's soaring height, one of its most distinctive architectural features is its illuminated LED crown. All residents receive a membership to Spireworks, a mobile app launched within The Durst Organization which allows them to use their phones to control the colors and effects at the crown of the building, as well as other Durst Organization properties like One World Trade Center, One Bryant Park, and 151 West 42nd Street. The New York Post notes that this app was previously available by invitation only.
With interiors honed by Selldorf Architects, Sven offers 958 residences, including 288 income-restricted units, featuring premium finishes and View Glass technology for customizable window tint via a mobile app. Current market-rate availabilities at Sven start at $3,366/month for studios, $3,689/month for one-bedrooms, $5,765/month for two-bedrooms, and $6,485/month for three-bedrooms.
The building offers flexible lease terms from nine to 24 months, and $1,000 reduced security deposits are available for qualified applicants. The building allows a maximum of two pets per unit, including one dog up to 65 pounds or two dogs with a combined weight up to 65 pounds, and some breed restrictions apply.
CityRealty listings show that Sven’s prices are roughly in line with the Long Island City median rents, which range from $3,375/month for studios to $6,000/month for two-bedrooms. The Durst Organization’s plan for the building included Sven Park, a new half-acre public park in front of the building designed by Starr Whitehouse and offering features like a fitness and parkour jungle gym, large and small dog runs, Ping Pong tables, and an interactive children’s play space. It is also getting ready to welcome Finback LIC, Queens-based Finback Brewery’s new taproom and production studio, to the building’s base-level retail space this December. The 99-seat space will offer 20 rotating taps, rotating menus of small-batch wines and mezcals, coffee drinks from Invisible Force, and casual dining from Dumpling Up.
Sven opened in 2022 and within eight months of leasing, the 670 market-rate residences in the tower were 50 percent rented. Crain's New York Business reported that The Durst Organization would have been able to start marketing the rental tower in spring 2021 but they opted to wait several months to launch leasing, for a time when more New Yorkers were vaccinated and the rental market was better recovered. Sven is in a central location close to MoMA PS1, SculptureCenter, Dutch Kills Green, Queensbridge Park, LaGuardia Community College, and office complex The JACX. The building is well situated near a number of popular restaurants and bars. Additionally, the Flatiron-inspired NOVA condominium across the street has seen a significant number of units enter contract; remaining availabilities start at $1.155 million. Residents have a choice of the Queensboro Plaza 7/N/W and the Queens Plaza E/M/R trains for a 20-minute commute to Midtown Manhattan.
