A recent press release has announced that SKY, the Moinian Group’s 1,175-unit tower in Midtown West, is fully rented 18 months after leasing launch. The 71-story building designed by Hill West Architects rises from the corner of West 42nd Street and Twelfth Avenue at the crossroads of the rapidly-evolving Hudson Yards area and Hell’s Kitchen.
The slab-shaped skyscraper sits just east of Atelier , a 478-unit condo tower developed by the Moinian Group in 2007. To make way for both structures, Moinian purchased a 1.5-acre site that once held a Verizon phone facility and a Mobil gas station for $120 million in 2005. Now, with more than 1,500 apartments between the two finished buildings, the investment has ushered in new retail, pedestrian activity, and vibrancy to an area once perceived as too far-flung.

The phased leasing launch of SKY began in early 2016 with Bold New York in charge of marketing and leasing. Natasha Vardi, SVP of Residential Properties at Moinian Group says, “We decided to hire Bold New York to do the onsite leasing because we believed in their drive and motivation. There was a lot of pressure on them to succeed, facing extreme residential brokerage competition in New York City, but they did an excellent job.”
Apartments at SKY range from studios to 3-bedrooms and feature oak wood floors, custom window shades and full-height windows to take in skyline and river views offered in many units. Custom Italian kitchens have Liebherr refrigerators and baths have rain shower heads and Grohe accessories.
The internationally-acclaimed Rockwell Group designed a premium penthouse collection and the plentiful common spaces. The building boasts 70,000-SF of amenities and services which includes a fitness club, Life Time Athletic at SKY, an indoor lap pool, two outdoor pool, billiards lounge and café, a children's playroom, a regulation-size basketball court, pet spa, and a private park designed by landscape architect Thomas Balsley.
The building enriches the public realm with an artwork by Japanese artist Yayoi Kusama — a bronze pumpkin. And adds to the Manhattan skyline with a dynamic light show at the building’s edges and crown upon nightfall.

For you prospective renters caught on the sidelines, waiting for units to free up at SKY, Moinian will launch leasing this coming spring on 572 11th Avenue, a Cetra Ruddy-designed rental building catty-corner to SKY. Other rental properties managed by the Moinian Group include the Marc, Ocean, 100 John and 95 Wall Street.
