Hell’s Kitchen’s comfortably-stylish rental development, 525 West 52nd Street is almost finished and open for immediate occupancy. Several tenants have already moved in and we recently embarked on a tour to check out the newly-minted amenities and model units.
The through-block project sits midway between Tenth and Eleventh avenues, steps away from Dewitt-Clinton Park and near the Hudson River waterfront. The developers are Taconic Investment Partners and Mitsui Fudosan America. In 2014, the developers successfully won a rezoning of the former bookbinding property after their commitment to affordable housing drew widespread applause from neighbors and local businesses. The team presented a contextual design that scales down in height (a la Mercedes House across 53rd) as it approaches Dewitt-Clinton Park.
Handel Architects shaped the exteriors and interiors of the 450,000-square-foot development. The team massed a two-towered scheme, rising 24 and 15 stories, with an elevated courtyard in between. In line with its semi-industrial context, a textured red-brick exterior hugs the streetwall and large square windows with bronze accents add some modern flare. Setback and above are glassier sections, fully allowing residents to take in sweeping views of the river and glittering Midtown skyline.
There are 392 residences in total ranging from studio to two-bedroom apartments. Layouts are typical of most new rental towers in the city and many have outdoor terraces. The building is currently running a grand opening offer of 2 months free rent on 14-month leases and 3 months free on 27-month leases. Currently, studios begin at $2,863/mo., one-beds from $3,677, and two-beds from $5,889.
Stand-out features include central air (no bulky PTACs) and the large closets equipped with elfa's customizable closet & shelving System. Andrew Schwartz, senior associate at Taconic said many new rentals overlook storage space and wanted to offer the perk more frequently found in new condos.
Common spaces are warm and industrially-inspired. The 10,000-square-foot through-block lobby features polished concrete gallery floors, hand-woven custom rugs, and Corten steel walls that appear to have been binded together. The rust-colored steel is complemented by warm wooden ceilings, walls, and furniture; and juxtaposed by grids of darkened steel. The ground-floor also holds several seating spaces, a conference room, and work areas and will soon have a café.
Down a sunlit staircase is a sports lounge with 5 flat-screen TVs, a screening room, golf simulator, and pool table. Off the lounge is a library stocked by Strand Bookstore and softly lit by discreet skylights.
On the second level is a nearly 15,000-square-foot courtyard with a vegetated covered walkway connecting the project’s two wings. Future Green Studio designed the deck and it features grilling stations, cabanas and areas for bocce, ping pong and shuffleboard.
Overlooking looking the courtyard is the health club complete with state-of-the-art equipment and access to fitness classes and expert personal training curated by LIVunLtd. Also on this level is a lounge and private event space with catering kitchen which have direct access to the landscaped deck.
The top level of the south building has a rooftop lounge and sundeck with far-reaching views to Hudson Yards and the river. Other amenities include on-site pet daycare facility by Throw Me A Bone and concierge services by LIVunLtd.
