While Jersey City has attracted attention for new development around the waterfront and prominent PATH areas, Paulus Hook has largely remained unchanged.
Fields Development Group, however, changed that when it launched Madox in 2012, located at 198 Van Vorst Street; and now, nearby at 207 Van Vorst Street, they have just launched another rental. The 15-story Lenox which has more than 250 units, offers studios starting at $2,290/month, one-bedrooms starting at $2,720/month, two-bedrooms at $3,840/month, and three-bedrooms at $5,575/month. The building is currently 94% leased and 67% occupied.
The 255 residences range from 436-square-foot studios to 1,529-square-foot three-bedrooms. All interiors were designed by Fogarty Finger with open layouts, soaring ceilings, and expansive windows. Fogarty Finger also designed the interiors of the Lower East Side’s cosmopolitan Ludlow, the stately 15 Park Row and Jersey City’s hip Marbella.
The architects created interior spaces with modern proportions combined with a relaxed yet luxurious ambiance. Fogarty Finger choose a handsome color palette of metallic, wood and glass with a colorful juxtaposition of furnishings. Across the spaces, a variety of materials, textures and geometric forms were used to create a sleek style with a nod to mid-century modern.
The lobby entrance is surrounded by custom millwork screens and light fixtures that provide a casual elegance. Light filled views of the terrace and carefully selected greenery add year-round warmth.
The units have modern kitchens with sleek cabinetry, quartz countertops, and stainless steel appliances and fixtures. Other features include pendant lighting, generous closet space, and in-unit Whirlpool washer/dryers. Select units have private terraces.
The collection of high-end amenities reflects the young, active, tech-savvy crowd Lenox hopes to attract. The building is topped with a two-level roof deck with pool, lounge areas, and natural gas grills. The attended lobby has transit screens, an outdoor terrace, café, and game room. A state-of-the-art fitness center has spin and yoga rooms to reflect the latest fitness trends.
Amenities also include a club room, children’s playroom, package room with Amazon locker system, bike storage, and common courtyard. Wi-Fi is available throughout the common areas. The building is located near one light rail stop and two PATH stations; drivers have access to a four-level automated parking garage and electric car charging stations.
A Jersey City neighborhood, Paulus Hook is located one mile across the river from Manhattan. The light rail and ferry route made Paulus Hook much more attractive to commuters and office developments along the Hudson River waterfront. The trip from Paulus Hook to midtown is approximately 35 minutes. A number of new restaurants and small neighborhood shops have opened in the recent years as well.
