The West Village is one of New York's most beloved neighborhoods. The relatively quiet pocket of lower Manhattan is so cherished that much of it is under the purview of the Landmarks Preservation Commission (LPC). The historic district designations have resulted in pristine turn-of-the-century blocks and a limited inventory/pipeline for new development. Along a once uneventful stretch of Seventh Avenue South, the LPC granted the design approval for a boutique 5-floor rental building at 200 West 11th Street, the former site of a nondescript single-story porn shop.
The triangular corner site was picked up by the Jackson Group in February 2013. Following several LPC hearings and the shop’s demolition, a modest glass and brick building has risen designed by SRA Architecture + Engineering. Now, with leasing begun, here's a look at the close-to-finished product and its availabilities. No word on who the retailer(s) on the ground floor will be but it's probably safe to rule out a new porn store. We hope most corporate chains are out of the picture as well.

200 West 11th Street comprises 1,152 square feet of retail space, two full-floor two-bedroom, two-bath lofts, one of which has a private terrace, and one three-bedroom, three-bath duplex penthouse with a private roof terrace. All units are reached by private key-locked elevator and feature interiors by Ovadia Design Group, open floor plans, luxurious custom details and finishes, floor-to-ceiling windows, gallery walls, and in-unit washer/dryers. The kitchens are outfitted with marble islands, Caesarstone countertops, abundant custom cabinetry, and state-of-the-art appliances. Master baths have custom Caesarstone marble vanities, soaking tubs, and separate showers. Occupancy is expected for early September.
Given the size and splendor of the apartments, it was widely assumed that the new building would be a boutique condominium. However, it is a luxury rental with prices starting at a steep $12,225/month for a 1,500-square-foot, two-bedroom. The duplex, 3-bed/3-bath penthouse, spanning a mighty 2,300 square feet, is asking $21,000/month.
Building amenities include a virtual doorman and chic lobby entrance. However, 200 West 11th Street’s best feature is undoubtedly its address in the heart of the Greenwich Village Historic District. It is across the street from the NYC AIDS Memorial Park, a short walk from the entrance to the High Line, and surrounded by several popular restaurants and bars. When leaving the neighborhood cannot be avoided, the 14th Street express and local subway stop is three blocks away.
