After much anticipation (or apprehension for some), the first building of the Domino Sugar redevelopment is scheduled to open this July. Earlier this week, Two Trees Management launched leasing for the 16-story rental 325 Kent Avenue, which brings 522 apartments to the Williamsburg waterfront - the first of thousands planned for the site - and with the announcement came new renderings and pricing for the units, which includes 1 month of free rent on a 12-month lease.

Most notable for its conspicuous design by SHoP Architects, 325 Kent has apartments with up to two bedrooms and the first interior rendering shows what to expect; a modern, loft-like design with floor-to-ceiling windows, hardwood floors, track lighting, open kitchens and on many units, large glass doors leading to a private terrace. The leasing office will open later this month and a July occupancy is expected, and according to the team studios start at $2,287/month, alcove studios at $2,677/month, 1 bedrooms at $2,979/month and 2 bedrooms at $5,129/month (note that these net-effective prices consider the free month of rent). There are 104 apartments already accounted for however, for some of the 87,000 New Yorkers who applied through the building's affordable housing lottery in 2016.

The East River-facing side of the building appears as a hollowed-out cube but new renderings show-off the stepped terraces as the structure progresses further into the existing neighborhood. Within the hollowed section is an elevated courtyard surrounded by apartments which, through the building's opening, will have unobstructed views of the East River, the Williamsburg Bridge and the Manhattan skyline.

The East River opening is capped by a 3-story bridge connecting the building's upper floors and houses the core features of the 11,300-square-foot amenity package, which includes a 7,000-square-foot roof deck, a health club, and a fully-equipped resident's lounge with billiards, a fireplace and a catering kitchen set to panoramic views of the city.

While the New York Times points out that 325 Kent is the only site of the redevelopment not positioned at the water's edge, its residents will have direct access to the future Domino Park, a 6-acre public greenspace at the waterfront designed by James Corner Field Operations expected to open in 2018. The 11-acre redevelopment of the old factory site includes creative commercial space and retail, and the Brooklyn-based food and craft beer store, Mekelburg's, has been announced as the first tenant.
