This past summer, leasing commenced at the new Williamsburg rental House No. 94, a two-wing complex located at 94 North 3rd Street between Wythe Avenue and Berry Street. According to the leasing team, the building is now 76% leased and remaining units start at $2,475/month with one month free on 14-month leases.
The 7-story project was spearheaded by The Hudson Companies and was designed by Marvel Architects. According to the team, the design of the structure intends to capture the industrial history of Williamsburg and features a geometric TAKTL cement-panel façade and exposed steel at the ground floor where there is retail space.
House No. 94 is within walking distance to the L train, which is to temporarily cease service between Brooklyn and Manhattan in late April. As an alternative, the building is a short walk to the NYC Ferry and several blocks from the J, M, Z lines. With the looming L-train shutdown, the leasing team is considering a shuttle service or a transit credit for commuters.

With its modest number of units — just 75 studio to two-bedrooms — the team wanted to facilitate a community environment. The courtyard separating the wings is dubbed "the Backyard, the tenants' lounge is called "the Living Room", the rooftop is "the Patio", and the co-working space is called "the Front House." Aside from the sunset views, the roof hosts a community garden with farming plots. In the works is a garden manager who will guide residents on what and when to plant as well as lead workshops such as how to build your own terrarium.
In the lobby, tenants can enjoy natural light via the lobby skylight while viewing a 18’x12’ art piece by local artist Paul Catalanotto, commissioned specifically for the building.
Other building amenities include concierge, bike storage, a package room, and cold food storage. There is a gym, a lounge with a pool table and kitchenette, and there is wifi in common areas. Outdoor amenities include a landscaped rooftop with BBQ grills, dining areas and views of the Manhattan and the Williamsburg bridge. The private courtyard, “the Backyard,” has direct access to a communal lounge and kitchenette featuring a media center, pool table, and dining banquette.
