New York real estate trends come and go, but one thing that stays constant is developers', designers', and buyers' appetites for tall buildings and the views enjoyed from them. Such buildings are regular fixtures among Manhattan's top contracts and top sales.

Some wondered if the pandemic would spell the end of multi-family living in high-rises with limited privacy and room for social distancing. However, CityRealty’s High-Rise Index, which tracks sponsor and resale units in buildings 50 stories and higher, shows that prices in such buildings have held relatively stable over the past several years.

It is in this context that the highest penthouse at 520 Fifth Avenue has come on the market. Penthouse #80, a full-floor two-bedroom asking $11,500,00, is perched 880 feet above Fifth Avenue, making it one of the highest penthouses in the city. The Great Room prioritizes southeast views of the Manhattan skyline (including the Empire State Building and Chrysler Building), while the primary suite at the opposite end will look out on Hudson River views. Penthouse #80 was listed about a month after the first of seven penthouses in the building entered contract and shortly after construction topped out.
Across the river, another superlative penthouse was revealed: At the top of One Domino Square, the first condominium tower on the redeveloped Domino Sugar Factory site, a three-bedroom, three-bath penthouse is the highest penthouse in Williamsburg. Oversized, bespoke tilt-and-turn windows look out on panoramic views of the Manhattan and Brooklyn skylines, the Statue of Liberty, and the Williamsburg, Brooklyn, and Manhattan Bridges. These views inspired the design team at Orior, with brand director Jordan Trinci-Lyne saying, “It inspired us to treat the views as the primary artwork, designing the space around the city’s skyline.”

Indeed, the interiors were designed with low furniture by Orior so as not to compete with the views, and enhanced by custom rugs by Katie Ann McGuigan (sister of Orior creative director Ciaran McGuigan), lighting by Blue Green Works and Bocci, and artwork by Cameron Stewart. The penthouse also features light oak flooring, custom sconces and mirrors by building architect Annabelle Selldorf, a chef’s kitchen with Gaggenau appliances, custom closets, and en suite baths with spa-like fixtures.

Panoramic views are a hallmark of luxury condos, but buyers are not the only ones who can enjoy them: In Long Island City, luxury rental The Orchard recently topped out construction at 823 feet high, outstripping condominium Skyline Tower as the tallest building in Queens. The first move-ins are expected to begin in early 2026, and a teaser site has launched in the meantime.
We go inside availabilities in the tallest residential buildings of several notable neighborhoods, from DUMBO to Billionaires' Row. We also take a look at soaring new residential towers on the rise as we wait to see what the next development cycle will bring to our neighborhoods.

DUMBO
30-Front-Street-01 Olympia (Pavel Bendov)
Olympia is the tallest building in DUMBO, and its sail-inspired shape further sets it apart in the local skyline. Residents are greeted by a port cochere, triple-height lobby, and lounge opening up to a private garden. The bridge level overlooks the Brooklyn Bridge and houses an outdoor pool and hot tub, children's playground and water park, lounge and BBQ areas, and New York's highest private outdoor tennis court.

Located south of Central Park and at the entrance to Marcus Garvey Park, Fifth on the Park is the tallest residential building in East Harlem. A tax abatement is in place until 2034.

The Axel is petite by supertall standards, but a giant in its Clinton Hill neighborhood. The design by Morris Adjmi Architects features a gently angled tower with a staggered-pattern facade, rising from a four-story podium. The 284 apartments start on top of approximately 60,000 square feet of retail space. Amenities include a fitness center, game lounge, coworking space, and terrace with outdoor pool The building wraps around a full block that it shares with the landmarked Church of St. Luke and St. Matthew, and the project included the restoration of the church's ornate Romanesque facade.

Harlem's historic Victoria Theater has been beautifully restored, and a new glass tower rises behind it. This houses a 210-key Renaissance Marriott hotel with on-site restaurant, new theaters to be occupied by the Apollo Theatre as this landmark undergoes a renovation, and 191 rental apartments. Residential amenities include a fitness center, lounge with game area, on-site parking, and central laundry room.

High-rises are few and far between in Greenwich Village, and nothing has come along to outrank 1 Fifth Avenue in terms of height and grandeur. Its address immediately north of Washington Square Park allows for panoramic views of the park as well as the iconic Manhattan skyline. The building offers white-glove doorman and concierge service, a bike room, and a central laundry room.

The tallest tower at One High Line, one of the more inventive architectural masterpieces to go up in West Chelsea, is also the tallest tower in the neighborhood. The towers are curved to make the most of views of the Hudson River and the High Line, and are connected by two sky bridges. In addition to high-end retail, luxury condominiums, and sumptuous residential amenities, the towers will be home to New York's first Faena Resort and a large public plaza on Tenth Avenue.

Listings in One High Line regularly rank among Manhattan's top sales and top contracts. Work is winding down on the public plaza, and Faena New York is expected to open in spring 2025.

Brooklyn Heights

One Clinton rose on the former site of the Brooklyn Heights public library branch, and the new triangular tower houses a new, state-of-the-art library on the first three floors. 2 River Park was poised to be the tallest tower in River Park, a new development on the former site of Long Island City Hospital. The curved glass facade will allow for amazing views of the Manhattan skyline, and the apartments will start on the third floor to make the most of them. Residential amenities were set to include an attended lobby, mail room, bike room, fitness center, indoor pool, lounges, and outdoor terraces.

The project ran into financial difficulties that could not help but affect the construction timeline, and developer Fortis ultimately sold the properties to Madison Realty Capital in October 2022. Further details are not yet available.

Morningside Heights
100-Claremont-Avenue
Claremont Hall, the tallest building in Morningside Heights, came about through developers' Lendlease Americas Inc. and Daiwa House Group purchase of approximately 350,000 square feet of development rights from the Union Theological Seminary. The building is classically inspired, but has been designed to LEED Gold certification standards. The apartments start on the eighth floor, allowing for beautiful views of the Hudson River.

Amenities include a fully-attended lobby, resident lounge, fitness center, swimming pool in the onetime seminary dining hall, children's playroom, storage, and a bike room. Public records show that former New York Times publisher Arthur O. Sulzberger Jr. has recently purchased an apartment in the building.

When pied-a-terre apartments are not in use, they are managed and rented out on the owner's behalf by the hotel.

While there are now several taller buildings nearby such as The Ashland, which we'll consider part of Downtown Brooklyn, Rockrose Development is building a 612-foot rental tower at 98 Dekalb Avenue that will soon surpass One Hanson as Fort Greene's tallest.

This Upper East Side condominium soars to heights most often seen in contemporary buildings, but the interiors are rich in prewar details like coved ceilings, custom plaster wainscoting, formal galleries, and herringbone flooring. Eight floors of amenities include a fitness studio, double-height basketball court, soccer field, game room, children's playroom designed in partnership with the Children's Museum of the Arts, and a lounge with catering kitchen. A penthouse at the top of the building made a memorable appearance on award-winning drama Succession and found a buyer a few months later.

At the end of 2021, the City Council unanimously approved the rezoning required for River Ring, a new project that would transform a vacant industrial parcel into a waterfront community with a climate-resilient park, a new YMCA, and more than 1,000 new housing units. These will be located in a pair of residential towers located on a triangular podium, oriented to make the most of neighborhood and river views.

Construction was widely expected to commence in 2024, but the project has come into jeopardy: While the first tower qualifies an extension of the state's old 421a tax program, the second does not. Moreover, owing to the affordability and construction worker requirements of the state's new 485x program, developer Two Trees Management has expressed doubts about the feasibility of the project (h/t The Real Deal).

Upper West Side — Current
200 Amsterdam Avenue
While the design of 200 Amsterdam Avenue was conceived as a tribute to prewar Upper West Side architecture, local preservationists were so displeased about its height that at one point, the State Supreme Court ordered the city to revoke the building permit in a move that might have required as many as 20 floors to be removed. However, the New York State Appellate Division unanimously overturned the ruling and the building has proven popular among luxury buyers.

Not only does it offer panoramic views, high-end finishes, and well-thought amenities, but it also makes the most of its proximity to Lincoln Center with a complimentary one-year membership for residents. A penthouse in the building has been featured on hit show Succession and forthcoming movie Babygirl.

Amenities will include a fitness center, a common terrace, a swimming pool, and a roof deck with views nearly equivalent to those seen on the Empire State Building's 86th-floor observatory. Cladding is underway, and closings are estimated to begin later this year.

In the ever-evolving Brooklyn skyline, The Brooklyn Tower stands out as much for its record-breaking height as for its hexagonal composition and eye-catching crown. The building acquired air rights from Junior's Restaurant as well as development rights from the landmarked and restored Dime Savings Bank. The condos start on the 53rd floor to make the most of spectacular views.
