Less than halfway through summer, 2024 is already New York's hottest year on record. New York’s first heat wave fell before summer officially began, and heat indexes above 100 degrees are expected to last until Thursday, July 18 at the soonest. As miserable as that sounds, power outages and brownouts that make air conditioning impossible would be even worse. To keep that from happening, New Yorkers are being asked to limit energy use during peak hours (defined here as 2 p.m. to 10 p.m., per Con Ed). Additionally, a number of buildings are participating in Con Ed’s Smart Usage Rewards program that pays them to reduce energy during times of peak demand.
However, some buildings naturally consume less energy all year round, having been built with sustainable features like multi-pane windows, solar shading, and/or energy-efficient heating and cooling. A hallmark of Passive House construction is an airtight building envelope that keeps buildings well insulated and thus requiring little energy for heating or cooling; another benefit is lower energy costs for residents.
One prime example is Convivium, the first Passive House development on the Upper East Side and a building projected to use 80% less energy over its lifetime as compared to the average residential building in the area. The 22-story building in the heart of Yorkville boasts an eye-catching design by Arquitectonica composed of alternating expanses of masonry and glass. Convivium's current availabilities start at $4,495/month for studios, $4,795/month for one-bedrooms, and $7,995/month for two-bedrooms. All prices reflect a concession of as much as one month free rent on a 12-month lease.
Convivium's 140 studio through three-bedroom apartments have versatile layouts that include alcove studios, junior one-beds, two-beds plus home office, and duplex apartments with soaring ceilings and York Avenue views. The oversized windows block out noise, yet fill the homes with natural light. The kitchens come outfitted with Italian cabinetry, Dekton countertops, Fischer Paykel and Bosch appliances, and Dornbacht fixtures. Convivium is located a short distance from Carl Schurz Park, but offers an array of outdoor amenities such as a common landscaped garden terrace, dog run, and landscaped roof deck with seating, grilling stations, and garden allotments that allow residents to grow their own plants and vegetables.
