Stimson House is a 13 story co-op at 120 East 36th Street, built in 1955 by the Winter Organization and designed by Greenberg & Ames. The red brick mid block building contains 97 apartments and sits across from The Morgan Library in Murray Hill. The building is named after Henry Lewis Stimson (1867-1950), who lived in a house on the site from 1921 to 1927. Stimson served as Secretary of State under President Herbert Hoover, Secretary of War under two administrations (1911-1913 and 1940-1945), and Governor General of the Philippines from 1927 to 1929. A plaque placed by the New York Community Trust in 1965 commemorates his residence.
The building features a one story white marble entrance surround, sidewalk landscaping, and a roof deck. Amenities include a part time doorman (11am to 7pm daily), live-in superintendent, and central laundry facilities. The building permits pets up to 20 pounds and allows discrete through the wall air conditioners. It has a few terraces but no balconies. The cooperative is 100% owner occupied with strong financials.
Apartments typically feature original hardwood floors, large windows with north, south, or west exposures, king size bedrooms, and separate dining areas. Many units offer views of the surrounding historic townhouses, and higher floor apartments have views of the Chrysler Building, Empire State Building, and Manhattan skyline. The building allows 75% financing and considers pied-à-terre ownership, gifting, and subletting on a case by case basis, though policies vary. Located on a tree lined block between Park and Lexington Avenues in the Murray Hill Historic District, the building is three blocks from the 6 train and six blocks from Grand Central Terminal.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
