Carter's Review

This handsome, 12-story building at 301 Elizabeth Street at East Houston Street was converted by The Zucker Organization, which is headed by Donald Zucker, in 1996 to 195 condominium apartments.

It is known as SoHo Court even though it is not in SoHo and its site actually falls within the Little Italy Special Zoning District that was created in 1977.

It was designed by Schuman Lichtenstein Claman & Efron.

Bottom Line

A large, attractive rental building with a garage and a landscaped courtyard that is convenient to SoHo, NoHo and Little Italy.

Description

This large brown-brick building is distinguished by a large layered cornice with indentations. It also has a bandcourse above the second floor as well as light beige-colored spandrels with discrete air-conditioners beneath the windows.

The two-story base has protruding bricks in decorative patterns and the entrance has an marquee and is flanked by sidewalk landscaping.

According to an October 13, 1996 article by Alan S. Oser in The New York Times, the building has “an open landscaped courtyard with benches [that] provides a secluded meeting space for tenants, and also light for the rear apartments on upper floors.”  “Other features as a ‘visual lobby’ – a railed off space that will be landscaped – and a covered breezeway on the first floor leading to the courtyard,” the article continued.

The 12th floor is setback six feet.

Amenities

The building has a concierge, a lushly landscaped garden courtyard, a live-in superintendent, a garage, a laundry and is pet-friendly.

Apartments

The penthouse units have skylights, fireplaces, terraces and private elevator access.

Kitchens have maple wood cabinetry and granite countertops.

Apartment 3R is a two-bedroom unit that has an 18-foot-long living room with an open, pass-through kitchen.

Apartment B on floors 2 through 11 is a one-bedroom unit with an 18-foot-long living room  with an open, pass-through kitchen.

Apartment C on floors 2 through 12 is a one-bedroom unit with a 16-foot-long living room and an open, pass-through kitchen.
