Carter's Review

This impressive, 33-story residential tower at 545 West 122nd Street between Broadway and Amsterdam Avenue just north of Columbia University was developed by Savanna, which is headed by Christopher Schlank,  and designed by INC Architecture and Design in 2019, which designed 1 Hotel Brooklyn Bridge Park.  It has 183 condominium apartments. 

The Morningside Heights neighborhood was once called Vanderwater Heights after a family in the area. 

The project is near the Jewish Theological Seminary that sold the developer the site and air rights for $96 million. 

A November 28, 2018 article by Ondel Hylton at CityRealty.com noted that the seminary will use some of the fund for a performing arts center, a new residence hall and a library.

Bottom Line

An elegant, 33-story condominium apartment, slab tower with fluted piers on property once owned in Morningside Heights by the Jewish Theological Seminary with many amenities and an Art Deco flair.

Description

The building's slab form recalls the soaring Art Deco-style aesthetic of 30 Rockefeller Center. 

It has fluted pilasters, which also appear in the building's double-height lobby with a impressive spiral staircase, and an entrance marquee. 

It also has crenellated rooflines. 

It is just below the height of Riverside Church a few blocks to the west but will be shorter than the 42-story residential condominium tower at 80 Claremont Avenue that has been designed by SLCE Architects for Lendlease, which purchased its development rights from Union Theological Seminary.

Amenities

The building has a 24-hour doorman, concierge services by Luxury Attache, a cobblestone motor court, designed by Michael Van Valkenburg and on-site parking, the Little Forest Children's Playroom & Teen Room, gardens and dining terrace with gas grilling stations, a fitness center with a 70-foot-long swimming pool, and a pet spa.  The building has three floors with 24,000 square feet of amenity space including a salon, a great room and a club room.

Apartments have European white oak floors, inswing casement windows, HVAC from Climatemaster with zoning controls, washers and dryers, kitchens with Miele appliances, Perla Venata quartzite counters and Antique Brown granite island countertops and honed Windsor Cream marble bathrooms with white oak double vanities with black travertine countertops, deep soaking tubs and glass-enclosed showers.

Apartment 27D is a three bedroom unit with a 5-foot-long entry foyer that leads to a 12-foot-wide open kitchen with an island and a 19-foot-wide living/dining room. 

Apartment 27B is a two-bedroom unit with a 7-foot-long entry foyer that leads to a 21-foot-wide living/dining room and a 13-foot-wide open kitchen with an island. 

Apartment 26A is a three-bedroom unit with a 6-foot-long entry foyer that leads to a 20-foot-wide living/dining room that opens onto a 37-foot-wide terrace and an 13-foot-wide open kitchen. 

Apartment 22G is a three-bedroom unit with a 9-foot-wide entry foyer that leads down a long hall to an 11-foot-wide dining room, a 13-foot-long open kitchen with an island and a 15-foot-wide living room. 

Apartment 21F is a two-bedroom unit with a 5-foot-long entry foyer that leads to a 15-foot-wide living area, a 10-foot-wide dining area and a 11-foot-long open kitchen area with an island. 

Apartment 29C is a two-bedroom unit with a 10-foot-long entry foyer that leads to an 11-foot-long open kitchen with an island and a 17-foot-long living/dining area. 

Apartment 23F is a one-bedroom unit with an 11-foot-long entry foyer that leads to a 12-foot-wide open kitchen with an island and a 20-foot-long living room.
