Carter's Review

The very impressive and elegant, Neo-Classical-style, Tracy Mansion at 105 Eighth Avenue between President and Carroll streets in the Park Slope section of Brooklyn was erected in 1912 and has 7 condominium apartments.

The 50-foot-wide building was originally designed by Frank J. Helme of Helme & Huberty, which designed the Prospect Park boathouse and the Hotel Bossert, for the Tracy family that operated M & J Tracy, a cargo and tugboat company founded by three Tracy brothers, John, Michael and Thomas.

According to Brownstone.com, “by the early 1940s, all the Tracys had moved out or died, and the home was used as a meeting house for the Knights of Columbus.”

In 1969, it became the Park Slope Montessori School” when it was acquired for $95,000 by Anil Sinha, according to a May 19, 2017 article at therealdeal.com.

Scott Henson was the architect for the conversion by Ray Zagami of ZR Empire, who had residentially converted the Ansonia Clock Factory in Park Slope in the 1980s.who acquired the property for $9.5 million in 2015.  It had been offered for $25 million in 2012.  The conversion included two additions at the rear and a penthouse addition.

One of the first-floor duplexes was featured in “Boardwalk Empire” on HBO.

Bottom Line

One of the city’s most elegant, mid-block, low-rise apartment buildings, it was erected before World War I and converted in 2017 to 7 large condominium apartments.

Description

The three-story, mid-block building has a two-story rusticated limestone base with a two-story-high, Corinthian colonnaded semi-circular entrance surround with a gate and landscaped front yard.

The building has a handsome, curved, 6-step up stoop flanked by landscaping behind an attractive gate.

The handsome front door is bronze and leads to a marble paneled entry foyer.

Apartment one is a three-bedroom duplex with 2,670-square feet with an entrance into a 19-foot-long, paneled, great room with 12-foot ceiling and a wood-burning fireplace that leads up a few stairs to a 14-foot-long dining area, a 10-foot-long open kitchen and a 35-foot-long rear yard on the lower level and a 22-foot-long master bedroom with a rounded end with three windows and a wood-burning fireplace and the other bedrooms on the upper level.

Apartment 2 is a three-bedroom unit with a 22-foot-long great room with a wood-burning fireplace and an 11-foot-three-inch-high ceiling and a 13-foot-wide open kitchen with a breakfast bar on the upper level and a 16-foot-wide den on the lower level with the bedrooms and a 31-foot-long rear yard.

Apartment 3 is a three-bedroom duplex with an entry foyer next to an enclosed 10-foot-wide kitchen and a 25-foot-wide living/dining room with coffered ceililngs and a bedroom and a small terrace leading to a 25-foot-long patio on the upper level and two bedrooms and an 11-foot-wide den on the lower level.

Apartment 5 is a three-bedroom unit with 1,563 square feet and 9-foot-10-inch ceilings and an entry foyer that leads to a 20-foot-long great room with a skylight and an open 14-foot-long kitchen with a breakfast bar.

Apartment 6 is a three-bedroom unit with a 19-foot-long living room with an 11-foot-wide open kitchen with a breakfast bar and a balcony.
