Carter's Review

This 9-story building at 805 Washington Avenue between Eastern Parkway and Lincoln Place in the Prospect Heights section of Brooklyn is planned for completion in 2020 and will have 37 condominium apartments. 

It is one block to north of the Brooklyn Museum. 

Happy Living Development is the builder. 

Aldo Andreoli is the architect. 

The building has replaced a supermarket building and when it completed it will have a supermarket retail tenant.

Bottom Line

With some stepped corners, this grey-colored building sports a light-colored mid-section that enlivens its presence one block away from the Brooklyn Museum of Art.

Description

The building has a light-colored mid-section from the second to the sixth floors with a grey-colored stepped section from the fourth floor downward at its east end and the seventh to the ninth floor upwards at its west end.  The top three floors are gray as is the 9-story, setback wing. 

The fenestration consists mainly of indented three- and four-tall-windows groups. 

The building has a marquee entrance.

The building has a roof deck, a children's playroom, a bicycle room and a garage.

Apartments have natural white oak floors in a herringbone pattern, Poliform Varenna kitchens with smoked oak cabinetry, polished White Carrara marble countertops and Miele appliances.  Master bathrooms have White Carrara marble floors and Toto wall-mounted toilers and Hydro Systems tubs. 

Apartment 8B is a three-bedroom unit with 1,626 square feet of interior space with an entrance gallery that leads past a 11-foot-wide home office to an 8-foot-wide kitchen with a breakfast bar and a 19-foot-long living/dining room. 

Apartment 4D is a three-bedroom unit with 1,589 square feet of interior space and 52 square feet of external space with a long entrance gallery that leads past an 11-foot-wide home office to a 9-foot-long open kitchen with a breakfast bar across from a 15-foot-wide living/dining room with a balcony that is also accessed from an adjoining bathroom.  The master bedroom with a balcony is angled as is one of the other bedrooms. 

Apartment 4C is a two-bedroom unit with 1,217 square feet of interior space with an entrance gallery that leads past a 10-foot-wide home office to a 9-foot-wide open kitchen with a breakfast bar that opens onto an angled, 18-foot-long living/dining room. 

Apartment 9A is a one-bedroom unit with 980 square feet with an entry gallery that leads past a 10-foot-wide kitchen with a breakfast bar across from a 10-foot-wide dining area and leads to a 13-foot, angled living room.
