THe building has a large marble floored lobby with a concierge`s desk. There is also a doorman and valet service. There is a health club with a pool and a children`s playroom as well as a building garage and bicycle storage.

This is a condominium so the sales are subject to a right of first refusal. The condo application requires extensive disclosure in terms of reference letters but no back-ups for financial data. Alhough the condo application has a clause which makes it appear that dogs are permitted only with board authorization it is deceptive; they are permitted and there are many in the building.

The building is situated right at the Hudson River above a pedestrian walkway leading down to the riverside promenade. The closest subway is at 72nd Street and Broadway; the cross town M72 bus stop is across the street from the rear of the building. The best food shopping is at Fairway & Citarellas on Broadway & 73rd St.; they deliver. It has become an area which is very much in demand.
