Carter's Review

One of the most handsome and stately buildings on the Upper West Side is the 12-story edifice at 270 Riverside Drive on the northeast corner at 99th Street.

Designed by Rouse & Gladstone, it was erected in 1910.

Kinlin Rutherfurd Architects did the conversion.

It has 57 apartments and was converted from a rental to a condominium in 2016 by 270 Holding LLC.


 

Bottom Line

A very elegant pre-war apartment building with a very impressive lobby with arched windows and fine ceiling detailing.


 

Description

The white-brick building has a 3-step-up entrance surround on the side-street with a three-story limestone base with a railed moat and a more impressive 3-step-up entrance on Riverside Drive.

The building has bandcourses below the first story and above the 2nd, 3rd, 9th and 10th stories.

It has a nice cornice and the corners of the masonry façades above the third floors are rusticated.

The building has a large and very impressive, multi-level lobby with archedinset  windows, mosaic floors, and very fine ceiling detailing.


 

Amenities

The building has a concierge, a bicycle room, storage and is pet-friendly.


 

Apartments

Apartments have 10-foot-high ceilings.

Kitchens have quater-sawn strip oak floors, white glass countertops and mosaic marlbe backsplashes with Thermador appliances and Sub-Zero wine refrigerators.

Bathrooms had radiant heated floors, Edison bulbs, and Waterworks fixtures.

Apartment 9A is a three-bedroom unit with an entrhy foyer that leads in one direction to a small den and a small study and in the other to a 12-foot-long dining room adjacent to a 19-foot-wide living room across the hall from a large enclosed and windowed kitchen.

Apartment 12C is a two-bedroom-unit with an entrance hall that leads in one direction to the 19-foot-wide living room and in the other to the 19-foot-wide dining room next to an open kitchen and a 9-foot-long study.

Apartment 3H is a four-bedroom unit with a 9-foot-long entry foyer that opens on a 32-foot-long living room with a fireplace in one direction and a 20-foot-long dining room next to a 15-foot-long, windowed kitchen and a 12-foot-square maid’s room in the other.

Apartment 6C is a three-bedroom unit with a foyer that opens onto a long, open kitchen with an angled window that leads to a 25-foot-long living/dining room.  The unit also has a 12-foot-long study offer the foyer.

Apartment 11D is a two-bedroom unit with a 9-foot-long entry foyer that leads to a 21-foot-long parlor in one direction and a 20-foot-long dining room in the other that is next to a pantrhy and a 13-foot-long enclosed and windowed kitchen.  The unit also has a 14-foot-long maid's room.

Apartment 10A is a two-bedroom unit with a 13-foot-long entry foyer that opens onto a 21-foot-long parlor and a 20-foot-long dining room that is next to a 14-foot-long maid’s room and a 13-foot-long kitchen.
