Carter’s Review

"This attractive Italian Renaissance-palazzo-style building was erected in 1923 and converted to a cooperative in 1978. It has 60 apartments.

The building, which has a large cornice on the avenue but not on the sidestreet, has sidewalk landscaping. The building permits protruding air-conditioners and has consistent fenestration.."

This "handsome pre-war" building boasts a "beautiful lobby" and sits in an "enviable location" just "steps from Riverside Park" and "around the corner" from the 1 train. The "financially sound" co-op has completed "all major capital improvements" and offers a "pet-friendly" environment. Its "prime Upper West Side" position provides "easy access" to shopping and transportation, while falling within the "sought-after PS 75 school district".

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
