Carter's Review

Two low-rise buildings in SoHo are being combined to create five very elegant condominium apartments in a structure that will be known as 25 Mercer Street.

Global Design Strategies of which Michael Kirchmann, who formerly worked for Skidmore, Owings & Merrill, is a principal, is the developer.

Mr. Kirchmann and Fogarty Finger are the interior designers for the project that is scheduled for completion in 2016.

Thor Equities, which is headed by Joseph Sitt, and Premier Equities bought the building in 2014 for $22.8 million and GDS subsequently bought the residential component for $14.5 million.

A very deluxe combining of two low-rise buildings on Mercer Street in SoHo to create five sumptuous condominium apartments.

The triplex penthouse has 5 bedrooms and 4,584 square feet with a three bedrooms and a 21-foot-wide play area on the lowest floor, a 38-foot-long great room with a fireplace and an open kitchen with an island and two bedrooms on the middle floor and two large terraces flanking a staircase on the top floor with has a pool.

The townhouse triplex has 5 bedrooms and 4,805 square feet with a 42-foot-long great room with a fireplace and an open kitchen with an island next to a 17-foot-wide courtyard next to a staircase by a 24-foot-long living room on the first floor.  The second floor has four bedrooms and the top floor has a 19-foot-wide family room flanked by 24-foot-wide terraces.

Apartment 2C has an entrance into a 15-foot-wide, open kitchen that leads a 29-foot-long, step-down living/dining room with a spiral staircase to the upper level with a 14-foot-wide step-up den, two bedrooms and a skylight area over the spiral staircase and its surrounding landing.

The 3rd floor loft is a three-bedroom unit with 2,908 square feet and 11-foot-high ceilings.  It has a foyer entrance that leads to a 38-foot-long great room with an open kitchen with an island.
