Carter's Review

This 6-story, mixed-use building at 91 Crosby Street between Prince and Spring streets in Soho was built in 1898 and was renovated in 2017 by Javeri Capital and Greenoak Real Estate.  It has 8 rental apartments and retail space. 

It is also known as 252 Lafayette Street and is in the Cast Iron Historic District. 

The building was acquired in 2015 by Greenoak for $25 million from APJ Realty Corp., of which John Vezza is a principal.  His father, Enrico Vezza, bought the building in 1985. 

It is on a cobblestone street and is across the street from the very attractive Crosby Hotel.

Bottom Line

A modest, low-rise building with fire-escapes on a very nice cobblestone street in SoHo convenient to many restaurants, boutiques and public transportation.

Description

The building has fire-escapes on the second through the sixth floors and retail space on the ground floor.

Before its renovation, the building has discrete air-conditioners, some of which were contained within double stringcourses above the second and fifth floors, and a nice cornice.  The renovation removed the cornice.,

Amenities

The building has a roof deck, a virtual doorman, central air-conditioning, in-unit washers and dryers and basement storage.

Apartments

The building has 6 two-bedroom units and 2 four-bedroom penthouses. 

Apartments have 11-foot ceilings and Nobilia kitchens with Virginia oak cabinetry and under cabinet lighting, Calacatta Nuvo countertops with Bertazzoni ovens, Miele refrigerators and dishwashers and Marvel wine refrigerators. 

The penthouse is a triplex and a November 27, 2017 article at CityRealty.com indicated that its rent was $29,500 a month.  It has a 21-foot-long living room, a 14-foot-long dining room, a 9-foot-long home office and a 15-foot-long kitchen with an island on the sixth floor, a two-bedrooms, a 11-foot-long den, and a 10-foot-long home office on the fifth floor and a 25-foot-long roof terrace. 

Apartment 2W is a one-bedroom unit with a 15-foot-long living room adjoining a 13-foot-long dining room that is next to a 12-foot-wide kitchen with an island.  The unit also has a 12-foot-wide home office. 

Apartment 4E is a two-bedroom unit with an entry foyer that passes a 12-foot-long open kitchen with an island and leads to a 12-foot-long dining room next to a 20-foot-long living room.
