Overview of 2 Charlton Street

2 Charlton Street is a full-service cooperative that includes a 24/7 doorman, a live-in superintendent, resident manager, extensive staff, a common garden with outdoor seating, bike storage, and a parking garage accessible directly from the building (available for rent). The building also features an immaculate, large common laundry, open 24/7 with app-controlled machines that alert when cycles are complete.

The building is located in the Charlton-King-Van Dam Historic District, part of the vibrant Hudson Square area of West SoHo. It's home to the new Google Campus, Disney's New York Headquarters, and is close to the West Village, Meatpacking District, and TriBeCa. The area offers numerous dining, shopping, and cultural opportunities, as well as the outdoor and fitness amenities along the West Side Greenway. Transportation is easily accessible via the C/E (Spring St), 1 (Houston St), and various trains at the nearby W 4th St Station.

The building permits pets, up to 75% financing, gifting, and parents buying for or with working adult children. Pied-a-terres and sublets are not allowed. Washer/dryers are permitted with board approval.

Carter’s Review

"This attractive, red-brick, 17-story apartment building was erected in 1966 and converted to a cooperative in 1981. It has 176 apartments.

This street and King Street, one block away, have many attractive brownstones that fortunately survived the commercial redevelopment of this area in the early part of the 20th Century."

Broker & Buyer Comments

This "well-serviced" residential building offers "convenient" amenities including 24-hour doorman and live-in super, while the "accommodating" board keeps things running smoothly. Transit couldn't be better with "excellent access" to multiple subway lines (C, E, 1) and buses. Building perks include the practical addition of bicycle storage and laundry facilities, making this a "hassle-free" living experience in a prime downtown location.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
