Carter's Review
This handsome, 10-story, pre-war structure at 11 Beach Street on the northwest corner at St. John’s Lane in TriBeCa was converted from a business building to a residential condominium in 2014 and is expected to open for occupancy in 2016.
It has 27 apartments and it was converted by HFZ Capital Group, which is headed by Zeil Feldman, whose projects have included One Madison,303 East 51st Street and the condo conversion at the Marquand at 11 East 68th Street.
BKSK was the architect. Its other Manhattan projects include the Hubert Building, the Fisher Mills Building, 25 Bond Street and One Vandam Street.
Thomas Juul-Hansen did the interiors.
The building, which was erected in 1910, is also known as 2 St. Johns Lane and 30-32 Varick Street. It is one block west of the Avenue of the Americas and just over a block south of Canal Street.
Bottom Line
This attractive, residential condo conversion of an older commercial building in northern TriBeCa is being designed by BKSK whose other prominent projects include the very attractive Hubert building in TriBeCa and the very handsome 25 Bond Street in NoHo.
Description
The beige-brick building has a two-story rusticated base, bandcourses above the 2nd and 8th floors, and a cornice.
It has a handsome and broad entrance marquee.
