Carter's Review

This impressive, 12-story rental building at 89 Murray Street in Lower Manhattan has 163 apartments. 

It is part of the full-block residential project in TriBeCa known as 270 Greenwich Street, which includes the 32-story condominium tower at 101 Warren Street that has 183 apartments and an 8-story town home condominium section with 44 units at 99 Warren Street. 

The developer of the project is Edward J. Minskoff Equities. 

The complex, which was completed in 2007, was designed by Mustafa Abadan of Skidmore, Owings & Merrill. Ismael Leyva Architects designed the interior layouts and Victoria Hagan oversaw the interior design. Thomas Balsey Associates handled the landscape design for the project.

Bottom Line

This is the mid-rise component of a very attractive, full-block development very close to the World Trade Center site and Battery Park City. It is across the street from the very handsome and excellent P.S. 234, which is noted for its delightful nautical design by Richard Dattner. The development has a large Whole Foods store and a Barnes & Noble bookstore. 

Description

This mid-rise building has a similar façade to the high-rise tower in the development that resembles elongated checkerboards covered with a sand-colored, textured granite from India and glass. 

Amenities

The condominium building has 24-hour doorman and concierge service, a fitness center, a children’s playroom, a conference room, valet parking, a terrace, a bicycle room and a boxwood maze.

Apartments

Apartments at 89 Murray Street have floor-to-ceiling windows and South American walnut Lapacho wood floors and ceilings range in height from 10 to 12 feet. 

Kitchens have Bulthaup b3 fixtures and Sub-Zero, Miele and Bosch appliances and Master baths have Bianco Lucido lazed ceramic tiling, and Wenge wood vanities, Imperial Danby marble floors and countertops. 

There are many different layouts. 

Residence G is an alcove unit with a 13-foot-long foyer and an open kitchen that leads to a 23-foot-long living/dining room with a 12-foot-long sleeping alcove. 

Residence B on the 11th, 12th, 14th and 15th floors is a two-bedroom unit with an 18-foot-long living/dining room and an enclosed kitchen.Residence A on floors 5 to 10 is a two-bedroom unit with a 24-foot-long angled corner living/dining room with an open kitchen. 

The westernmost apartment has a 18-foot-long living/dining room with a 23-foot-long gallery with an open kitchen and two angled bedrooms at opposite ends of the unit.
