Carter's Review

This 7-story, 1931 building at 37 Warren Street on the southwest corner at Church Street in TriBeCa was expanded by four floors in 2014 and converted to a condominium with 18 apartments.

The roof-top addition is setback and clad in bronze stainless steel panels and has corner windows at its Church Street corner.

The building, which is also known as 136 Church Street, was originally designed by Starrett & Van Vleck for the Stumpp & Walter Company, seedsmen.

Bazbaz Development did the conversion, which is known as Warren Lofts, and Handel Architects designed it.

Bazbaz Development is headed by Sony Bazbaz, who was formerly a development consultant at Madden Capital with Mitchell Hochberg and before that a senior vice president of Fisher Brothers.

In a November 13, 2013 interview with buzzbuzzhome.com Mr. Bazbaz said that the inspiration for bronze rooftop addition “was the Dream Hotel, which has stainless steel.”

“We started doing research,” he continued, “and we landed on the bronze because it felt right in the context of the base building, which is basically light brown and beige colored brick.  The bronze color had this quality that would change in tone as the daylight changed; it would be reflective especially in the middle of the day, and by the end of the day it would take on a darker, richer color.”

Bottom Line

An attractive conversion of an Art Deco-style commercial building in TriBeCa with handsome, arched retail windows and a shiny yet dignified setback roof addition surrounded by a landscape terrace.

Description

This Art Deco-style building has spandrels with reliefs of various flowers.

The building has a one-story travertine marble base with large arched windows with 17-panes in the fanlights.  The second story has gray metal paneling and there is a cornice above the seventh floor.  The third through the seventh floors are faced with beige brick and the setback top is faced with bronze panels.

Its lobby has concrete walls, polished concrete floors, a copper-bronze stainless steel Rimex ceiling ad a 20-foot-tall Vertical Garden.

It has a doorman and a superintendent, a landscaped roof deck, a gym, a bicycle room, a children’s playroom, a laundry and cold storage.

Apartments

Four penthouses have fireplaces and ceilings of 10 to 11 feet.

Penthouse A on the 11th floor is a three-bedroom unit with 2,899 square feet of interior space and 744 square feet of external space, a 9-foot-long entrance gallery that leads to a 37-foot-long living/dining room next to an open kitchen and a 17-foot-long family room.

Loft A on the 5th floor is a three-bedroom unit with 2,366 square feet and a 13-foot-long entrance gallery that leads to a 29-foot-long living/dining room with an open kitchen with an island.

Loft C on the 5th floor is a three-bedroom unit with 1,947 square feet and a 33-foot-long living/dining room with a pass-through kitchen.

Loft C on the 2nd floor is a two-bedroom unit with 1,528 square feet and a 34-foot-long living/dining room next to a pass-through kitchen.

Loft B on the 2nd floor is a two-bedroom unit with 1,173 square feet and a 20-foot-long living/dining room with an open kitchen and an island.
