Carter's Review

This handsome, large, U-shaped project on the Hudson River at 9 Avenue at Port Imperial in West New York was scheduled to be completed in 2018 by Hovnanian Homes and contains 278 condominium apartments.

It was designed by Marchetto Higgins Stieve.

It is next to the Hudson River Waterfront Walkway and within walking distance to the Port Imperial Ferry Terminal.

Bottom Line

A chunky but quite impressive, U-shaped, large condominium apartment project at Port Imperial on the Hudson River with some angled apartment layouts with corner windows and balconies and many amenities.

Description

The 13-story complex has white façades except for the lower two floors of the south wing facing the Hudson River, which are block.

The two wings and dramatically different.

Each floor of the south wing above the second story is stepped. Its south façade has five-and-a-half projecting piers that provide corner windows and its top two levels have projecting cornice elements that add to the building’s sculptural quality.

The north wing steps inwards, vertically, towards its courtyard, with many corner windows facing the river.

Amenities

The complex has more than 30,000 square feet of amenities including a 24-hour attended lobby, an infinity-edge pool and hot tub, a roof deck  with a fire pit lounge, a two-level fitness center, a dog grooming area, and a golf simulator.

Apartments

Apartments have Pedini kitchen cabinetry, Aspen quartz countertops, Bosch appliances, a Thermador refrigerator, and washers and dryers.

A three-bedroom unit with 2,410 square feet has an entry foyer that leads to a 13-foot-long den and down a long hall to the 24-foot-square living/dining room with a large terrace and an open kitchen with an island.

A three-bedroom unit with 1,833 square feet has an entry foyer that leads to a long hall that opens onto a 22-foot-wide living/dining room with an open kitchen with an island and a 22-foot-wide terrace and the 19-foot-long owner’s suite has a small balcony.

A two-bedroom unit with 1.540 square feet on the 8th floor has an entry foyer that leads to an angled, 22-foot-long, living/dining room with an open kitchen with an island and a small balcony.

A two-bedroom unit has a long entry foyer that leads to a 26-foot-long living/dining room with two angled window walls, a balcony with an angled side and an open kitchen with an island.

Apartment 716 is a two-bedroom unit with a 24-foot-long living/dining room with an angled corner window and an angled balcony and an open kitchen with an island.  The bedrooms have an angled window wall.
