Situated in the heart of the West Village, 29 Perry Street is an intimate, 10-unit walk-up co-op established in 1985. Originally built in 1871 with twice the number of apartments, the building took on a new life in the 1920s when it was purchased by the Church of St. John the Evangelist, located around the corner on Waverly Place. At the turn of the century, the church faced the threat of being surrounded by overcrowded tenements, rundown boarding houses, and indifferent neighbors.
To stabilize the area surrounding the church, the vestry began acquiring nearby buildings on Perry Street and West 11th Street, transforming them into charming, distinctive apartments that were rented out to artists and creatives. This effort became known as St. John’s Colony, which included a communal garden at the center of the block, adjacent to the church. During this period, 29 Perry Street's entrance, lobby, and apartments were remodeled into their current form, with two apartments per floor.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
